Residential Mortgage Financing Fees, Explained

Most borrowers in British Columbia and Alberta do not pay us a brokerage fee on Residential Prime or Reverse Mortgages because the lender pays us directly.

Alternative Residential files may include a brokerage fee because lenders often pay only partial compensation.

Private, Commercial, and Construction files typically include a brokerage fee because these lenders usually do not pay broker commission at all. These deals require more structuring, more underwriting, more negotiation, and access to specialized capital.

Below are the typical fee ranges we quote across every mortgage type we handle, in plain numbers, with no hidden costs. On smaller files, minimums apply: brokerage fees start at $2,500 for residential and $10,000 for commercial, and private lender fees typically start around $2,500 on residential — the percentages above take over as amounts grow.
