British Columbia & Alberta Mortgage Broker Fees, Explained
Most borrowers in British Columbia and Alberta do not pay us a brokerage fee on Residential Prime or Reverse Mortgages because the lender pays us directly.
Alternative Residential files may include a brokerage fee because lenders often pay only partial compensation.
Private, Commercial, and Construction files typically include a brokerage fee because these lenders usually do not pay broker commission at all. These deals require more structuring, more underwriting, more negotiation, and access to specialized capital.
Below are the typical fee ranges we quote across every mortgage type we handle, in plain numbers, with no hidden costs.
Residential Fees
- (A) Prime: Brokerage 0% · No lender fee
- Reverse Mortgage: Brokerage 0% · No lender fee
- (B) Alternative: Brokerage 1%–2% · Lender 1%
- Private: Brokerage 1%–2% · Lender 0%–2%
Why we publish our fees
Mortgage Guru Financial is led by Ramin Hallaji, a British Columbia & Alberta licensed mortgage broker with Dominion Lending Centres specializing in Complex Residential, Commercial, Construction, Private, Reverse Mortgage and Self-Employed files. We publish honest fee ranges because clients deserve to know what a deal actually costs before they pick up the phone. Every quote is delivered in writing, with full disclosure, before you sign anything.
Compassionate fee consideration
We make special consideration for delicate situations and charge a lower fee whenever possible, sometimes no broker fee at all if possible, for single parents, survivors of abuse, people living with disabilities or chronic illness, recently separated or widowed clients, families in financial distress with limited funds, seniors on fixed income, newcomers and refugees, and others navigating hardship.
If your situation is sensitive, please tell us. We will do our best to make it work.
