1. Who we are
This Privacy Policy applies to Mortgage Guru Financial (BC) and to Ramin Hallaji as a licensed broker (in Alberta under DLC AIMI Collective Mortgage Group, regulated by RECA), referred to together in this policy as "we," "us," or "Mortgage Guru." We are committed to handling your personal information in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and British Columbia's Personal Information Protection Act (BC PIPA).
2. What we collect
We only collect personal information you choose to give us through this website. Depending on the form you submit, this may include:
- Contact & inquiry forms (lead, partner, workshop requests): name, email, phone number, organization or company (optional), mortgage type, and any property or file details you choose to include.
- Client reviews: name, role/relationship, the review text you write, an optional photo, and the source of the review.
- Technical data: basic device/browser information and IP-level metadata used for security, fraud prevention, and to keep the site running.
- Cookies: a small number of essential cookies and localStorage entries are always used to make the site work — your display and reading preferences, form security, and your cookie choice. We set no analytics, advertising or third-party tracking cookies.
- Visit measurement: our hosting platform records anonymous, aggregate statistics — which pages were viewed, roughly which country a visit came from, the device type, and whether a visitor arrived from a search engine. This happens on the server, sets no cookie, and holds nothing that identifies you personally. It is how we know which calculators and pages are actually useful.
We do not collect SIN, full banking credentials, or sensitive financial documents through this website. Anything required for an actual mortgage application is collected separately through secure, regulator-compliant lender and brokerage systems — not this site.
3. How we use it
We use your information solely for mortgage business operations, including:
- Responding to your inquiry and following up about your file;
- Providing mortgage brokering services through the appropriate licensed brokerage (Mortgage Guru Financial in BC, DLC AIMI Collective Mortgage Group in AB, or a co-brokering licensed brokerage in Ontario and Saskatchewan where Ramin stays fully involved);
- Reviewing, moderating, and (with your consent) publishing client reviews;
- Coordinating workshops, partnerships, and professional referrals you've requested;
- Meeting our legal, regulatory, compliance, and recordkeeping obligations under PIPEDA, BC PIPA, BCFSA, RECA, and FINTRAC rules;
- Keeping the website secure (preventing spam, abuse, and unauthorized access).
We do not sell your personal information. We do not share it with third parties for their own marketing. Information is collected, used and disclosed only as described in this Privacy Policy — including where a licensed brokerage or service provider is required to handle your application, such as the co-brokering brokerage that places and funds Ontario and Saskatchewan files.
4. Where it's stored
Form submissions and reviews are stored in our managed backend (Lovable Cloud), with data encrypted in transit (TLS/HTTPS) and at rest. Access is restricted to Ramin Hallaji and authorized brokerage staff who need it to serve you. Data may be processed on servers located inside or outside of Canada by our infrastructure providers; in all cases it remains subject to this Privacy Policy and Canadian privacy law.
5. How long we keep it
- Inquiries that don't become a file: kept up to 24 months, then deleted or anonymized.
- Mortgage clients: records are retained for the period required by BCFSA, RECA, FINTRAC, and lender agreements (typically 6–7 years from the last transaction), after which they are securely destroyed.
- Published reviews: retained while your review remains public, or until you ask us to remove it.
- Security/access logs: short-term retention for fraud prevention and audit purposes.
6. Your rights
Under PIPEDA and BC PIPA, you have the right to:
- Ask what personal information we hold about you;
- Request a copy of that information;
- Ask us to correct information that is inaccurate;
- Withdraw consent or ask us to delete your information, subject to our legal and regulatory recordkeeping obligations;
- Ask us to remove a published review you submitted;
- Change your cookie preferences at any time via the "Cookie preferences" link in the footer.

7. Security
We use reasonable administrative, technical, and physical safeguards to protect your information, including HTTPS encryption, access controls, row-level database security, server-side input validation, and anti-spam measures. No system is perfectly secure — if we ever become aware of a privacy breach that creates a real risk of significant harm, we will notify affected individuals and the Office of the Privacy Commissioner as required by law.
8. Children
This website and our services are intended for adults (18+). We do not knowingly collect personal information from children.
9. Changes to this policy
We may update this Privacy Policy from time to time. The "Effective" date at the top reflects the most recent revision. Material changes will be highlighted on this page.
