By using this website, you agree to these terms. Plain language, no surprises.

1. Agreement

These Terms of Use ("Terms") govern your access to and use of mortgageguru.ca (the "Site"), operated by Mortgage Guru Financial and Ramin Hallaji ("we," "us"). By using the Site you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Site.

2. Not advice

Content on the Site — including articles, calculators, case studies, success stories, and general guidance — is for general information only and does not constitute legal, financial, tax, accounting, or investment advice. Always consult a licensed professional before making a mortgage or financial decision. No client/broker relationship is formed by browsing the Site or submitting a form.

3. Licensing & jurisdiction

Mortgage brokering services are provided only through the appropriate licensed entity (Mortgage Guru Financial in BC, or DLC AIMI Collective Mortgage Group in Alberta, with Ramin Hallaji as your broker). See our Legal & Licensing page for details. All mortgage approvals are subject to lender underwriting, appraisal, income verification, and credit review. 4. Acceptable use

When using the Site, you agree not to:

  • Submit false, misleading, or fraudulent information through any form;
  • Impersonate another person or misrepresent your affiliation;
  • Submit reviews about people or transactions you have no real connection to;
  • Scrape, crawl, copy, or harvest content beyond ordinary browser use;
  • Use the Site or its content to train, fine-tune, or evaluate any machine-learning or generative-AI model without our prior written consent;
  • Attempt to bypass security measures, rate limits, or anti-spam controls;
  • Use the Site for any unlawful purpose or in violation of any applicable law.

5. User submissions

If you submit a review, success-story input, or other content, you confirm that (a) it is truthful and your own, (b) it does not infringe anyone's rights or violate any law, and (c) you grant us a non-exclusive, worldwide, royalty-free licence to display, edit for length/clarity, and use it for marketing and operational purposes in connection with Mortgage Guru Financial. We may decline to publish, edit, or remove any submission at our discretion. You can ask us to remove a published review by emailing ramin@mortgageguru.ca.

6. Intellectual property

All content on the Site — including text, copy, articles, case studies, graphics, logos, icons, images, photographs, videos, audio, infographics, calculators, code, layouts, and overall design — is the exclusive property of Mortgage Guru Financial and/or Ramin Hallaji, or is used with permission, and is protected by Canadian and international copyright, trademark, and intellectual-property laws. No part may be reproduced, republished, scraped, distributed, sold, or used to train any AI model without our prior written consent. "Mortgage Guru Financial," related logos, and brand marks are our trademarks; "Dominion Lending Centres," "DLC," and "DLC AIMI Collective Mortgage Group" are trademarks of their respective owners, used here for identification only.

7. Third-party links

The Site may link to third-party websites (lenders, regulators, network partners). Those sites are independent — we are not responsible for their content, accuracy, or privacy practices. Linking does not imply endorsement.

8. Disclaimer of warranties

The Site and its content are provided "as is" and "as available," without warranties of any kind, express or implied. We make no representations about completeness, accuracy, reliability, suitability, or availability. Your use of the Site is at your own risk.

9. Limitation of liability

To the maximum extent permitted by law, Mortgage Guru Financial, Ramin Hallaji, DLC AIMI Collective Mortgage Group, and their respective directors, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages arising from or related to your use of (or inability to use) the Site or any content on it.

10. Indemnification

You agree to indemnify and hold us harmless from any claim, loss, or expense (including reasonable legal fees) arising out of your breach of these Terms or your misuse of the Site.

11. Governing law

These Terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable in BC, without regard to conflict-of-law principles. The courts of British Columbia have exclusive jurisdiction over any dispute, except where you have non-waivable consumer-protection rights in your home province.

12. Changes

We may update these Terms from time to time. The "Effective" date above reflects the latest revision. Continued use of the Site after changes means you accept the updated Terms.
