Redemption-period rescue
Private first mortgages closing in 5–15 business days — inside the redemption period, before the order absolute forces the issue.
Whichever side you act for, the best foreclosure is the one that ends with the lender paid in full and no court sale. We arrange redemption financing in days — equity-based, income-optional — and both sides walk away whole.
Private first mortgages closing in 5–15 business days — inside the redemption period, before the order absolute forces the issue.
The payout covers arrears, legal costs, property taxes, and penalties in one advance — a genuinely clean slate, not a patch.
Acting for the lender? We refinance the borrower so your client collects 100 cents on the dollar including costs — without the timeline and discount of a conducted sale.
Take-out financing sized to the redemption amount, coordinated with your office so funds land before deadlines do.
The private rescue is step one. Step two is a mapped refinance to alternative or prime lending in 12–24 months, so the client doesn't boomerang.
CPLs, judgments, and statutory liens paid out and discharged as part of the advance — title cleaned up in one transaction.
We broker mortgages — nothing else. No investments, no insurance, no competing services. Every file comes back to you stronger.
With client consent, you see the proposed structure before it's submitted — leverage, rate, term, and exit — at whatever level of detail you choose.
Files built to be defensible — complete, consistent, and explainable to a lender, CRA, or a court if it ever comes to that.
You outline the situation — no names needed. We tell you honestly whether we can add value and what the structure could look like.
We meet your client, gather documents, and keep you copied at the level of detail you choose.
Before submission you see the proposed structure and can flag legal, tax, or timing implications we should route around.
The deal funds, you receive a closing summary for your file, and the client returns to you for everything else.
With a current appraisal in hand, private redemption financing closes in as little as 5 business days; 10–15 is typical when we're starting cold. The critical path is usually the appraisal and payout statements — loop us in early and we run them in parallel.
Usually, if the equity is there. Redemption financing is underwritten on the property, the equity position after all payouts, and a credible exit — typically up to 70–75% of value. Income helps but doesn't decide the file.
Where regulations allow and with full disclosure to the client, referral arrangements are available — though many of our partners decline them to preserve independence. Either way works, and the client is told either way.
Our licences cover BC and Alberta. Files in Ontario and other provinces run through our national access desk and underwriting partners — one point of contact, same standards.
