BC Mortgage Broker Fees, Explained
Most BC homeowners never see a brokerage fee on a Residential Prime or Reverse Mortgage — the lender pays us directly. On Alternative (B), Private, Commercial and Construction files, a brokerage fee and lender fee typically apply because these deals require more work, more underwriting, and more specialized capital. Below are the typical ranges we quote across every mortgage type we handle, in plain numbers, with no hidden costs.
Residential Fees
- (A) Prime: Brokerage 0% · No lender fee
- Reverse Mortgage: Brokerage 0% · No lender fee
- (B) Alternative: Brokerage 1%–2% · Lender 1%
- Private: Brokerage 1%–2% · Lender 0%–2%
Commercial Fees
- (A) Prime: Brokerage 1% · Lender 0.25%
- (B) Alternative: Brokerage 1%–2% · Lender 1%
- Private: Brokerage 1%–2% · Lender 1%–2%
Construction Fees
- (A) Prime: Brokerage 1% · Lender 0.5%–2%
- (B) Alternative: Brokerage 1%–2% · Lender 1%
- Private: Brokerage 1%–2% · Lender 1%–2%
