British Columbia & Alberta Mortgage Financing Fees, Explained
Commercial and Construction files typically include a brokerage fee, paid by the client as the industry standard, because these lenders usually do not pay broker commission. These deals require more structuring, more underwriting, more negotiation, and access to specialized capital.
Below are the typical fee ranges we quote, in plain numbers, with no hidden costs. Minimums apply on smaller files (brokerage from $10,000 on commercial and construction) — the percentages take over as amounts grow.
Commercial Fees

We make special consideration for delicate situations and charge a lower fee whenever possible, sometimes no financing fee at all if possible, for single parents, survivors of abuse, people living with disabilities or chronic illness, recently separated or widowed clients, families in financial distress with limited funds, seniors on fixed income, newcomers and refugees, and others navigating hardship.
