How to read this: These are typical industry ranges based on our actual files. Every real deal is quoted individually and disclosed in writing before you commit. Higher fees usually reflect higher complexity, faster timelines, or higher risk capital. No surprise fees, ever.

British Columbia & Alberta Mortgage Financing Fees, Explained

Commercial and Construction files typically include a brokerage fee, paid by the client as the industry standard, because these lenders usually do not pay broker commission. These deals require more structuring, more underwriting, more negotiation, and access to specialized capital.

Below are the typical fee ranges we quote, in plain numbers, with no hidden costs. Minimums apply on smaller files (brokerage from $10,000 on commercial and construction) — the percentages take over as amounts grow.

Commercial Fees

  • (A) Prime: Brokerage 1% · Lender 0.25%
  • (B) Alternative: Brokerage 1%–2% · Lender 1%
  • Private: Brokerage 1%–2% · Lender 1%–2%

Construction Fees

  • (A) Prime: Brokerage 1% · Lender 0.5%–2%
  • (B) Alternative: Brokerage 1%–2% · Lender 1%
  • Private: Brokerage 1%–2% · Lender 1%–2%

Why we publish our fees

Mortgage Guru Financial is led by Ramin Hallaji, a British Columbia & Alberta licensed mortgage broker with Dominion Lending Centres specializing in Complex Residential, Commercial, Construction and Private files, including reverse mortgages and self-employed borrowers. We publish honest fee ranges because clients deserve to know what a deal actually costs before they pick up the phone. Every quote is delivered in writing, with full disclosure, before you sign anything.

Compassionate fee consideration

We make special consideration for delicate situations and charge a lower fee whenever possible, sometimes no financing fee at all if possible, for single parents, survivors of abuse, people living with disabilities or chronic illness, recently separated or widowed clients, families in financial distress with limited funds, seniors on fixed income, newcomers and refugees, and others navigating hardship.

If your situation is sensitive, please tell us. We will do our best to make it work.
