Dominion Lending CentresDLCG · #1 for new mortgages · $84.5B in 2025
Mortgage Broker for Business Coaches · BC & Alberta

You build the plan. We fund the parts the bank declined.

A coach hears it first: the bank said no, the line is maxed, a partner wants out, the lease renewal is eating the margin. Most of those are financing problems with a real-estate answer, the owner's shop, home or rentals carrying the capital the plan needs. We work alongside you: you keep the owner accountable to the plan, we take the plan to the lenders that fit it, and the owner hears one message instead of two.

Where we fit the plans you build

Complex files, handled properly.

🔁

Restructuring the debt behind the plan

Short-term, high-cost borrowing refinanced into longer terms secured by real estate where the property allows, so monthly debt service drops and the plan has room to breathe.

💵

Growth capital the bank won't advance

When every lender says the business is at its limit, we measure how much room is really left across the commercial property and the owners' home or rentals, and structure the injection against it.

🏢

Buying the premises instead of renting

An owner-occupied commercial mortgage turns the rent line into equity. We run the rent-versus-own numbers with you before the next lease renewal, not after.

👥

Partner buyouts and successions

The staying owner finances the departing one through the company's cash flow, real-estate equity or both, so a partnership ends with a cheque rather than a fire sale.

🏠

The owner's personal side

The owner's own mortgage, renewal and consolidation, qualified on how the business actually pays them, so personal cash flow stops undermining the business plan.

Owners who need a coach

Our business files are full of owners running on instinct with no plan behind the numbers. When one needs what you do, we say so and make the introduction.

When to send us the client

The signals worth a fifteen-minute call.

  • The bank declined growth capital or renewed on worse terms
  • The owner carries short-term or high-cost debt that eats the margin
  • The plan calls for buying the premises, a competitor or a partner's share
  • A partner wants out, or a succession is being planned
  • The owner's personal mortgage or debt is undermining the business plan
Relationship protection

How we protect your client relationship.

🤝

Your client stays your client

We broker mortgages — nothing else. No investments, no insurance, no competing services. Every file comes back to you stronger.

🔍

You stay in the loop

With client consent, you see the proposed structure before it's submitted — leverage, rate, term, and exit — at whatever level of detail you choose.

📋

Documentation done properly

Files built to be defensible — complete, consistent, and explainable to a lender, CRA, or a court if it ever comes to that.

What comes back to you: Owners who need a plan and someone to hold them to it. Our commercial files are full of them, and when one needs a coach we make the introduction.

3

Structure review

Before submission you see the proposed structure and can flag legal, tax, or timing implications we should route around.

4

Funding & handback

The deal funds, you receive a closing summary for your file, and the client returns to you for everything else.

Partner FAQ

Questions partners actually ask.

When should a business coach bring in a mortgage broker?+

The moment a plan depends on money the business doesn't have yet: an expansion, a buyout, a premises purchase or a debt load eating the margin. An early read, no names needed, tells you whether the capital exists in the owner's real estate before the plan assumes it.

My client's business is small. Is it too small for you?+

Usually not, if the owner owns real estate. Many of our owner files are funded on the home, a rental or a small commercial unit rather than on the company's statements, which is exactly what makes a small or young business fundable. Clinic owners go to our practice desk.

Will you sell my client coaching, consulting or anything else?+

No. We arrange mortgages and nothing else. Your relationship with the owner stays yours, you see the structure before anything is signed, and the file comes back to you.

Can you go through our existing client base to find missed opportunities?+

Yes — data mining an established partner's book is one of the most productive things we do together. With client consent and your privacy obligations fully respected, we review your existing files through a financing lens: the deal declined two years ago that places today, the equity position that unlocks a next move, the renewal nobody is watching. Missed files become closed deals — for you and for us — everyone involved looks like a complete professional, and the biggest winner is the client who was told it couldn't be done.

Do you pay referral fees?+

Where regulations allow and with full disclosure to the client, referral arrangements are available — though many of our partners decline them to preserve independence. Either way works, and the client is told either way.

Can you work with clients outside BC and Alberta?+

Our licences cover BC and Alberta. Ontario files are placed through DLC AIMI Collective Mortgage Group, licensed in Ontario, by our in-house underwriter; files in other provinces go through the Dominion Lending Centres national desk — one point of contact, same standards.
